What a wrap-around gives you
By extending across the back and down the side in one build, a wrap-around creates a broad, light-filled space that can hold a kitchen, dining area and family room in one sweep, often with corner glazing where the two wings meet. It suits detached and semi-detached homes with side access, and side-return terraces in areas like Sherwood and Carlton.
Because it reshapes the whole ground floor, design matters more than on any other project. Zoning, light from two directions and where the utility and WC go are decisions worth getting right on paper first.

Planning permission: it depends
Wrap-arounds combining rear and side elements often exceed permitted development limits, so many need a householder application. Where a scheme is borderline we can split the design to stay within PD, or make the case to the council. Our plans and design service confirms the route before anything is committed.

Is a wrap-around cheaper than doing rear and side separately?
Yes, meaningfully. One site set-up, one roof structure, one set of trades. If you think you will eventually want both, building them together saves money and a second summer of disruption.
Can we keep the kitchen usable during the build?
For most of it, yes. The existing kitchen typically stays functional until the new space is weathertight, then there is a short crossover period. We plan it so you are never without water and cooking for long.
Does corner glazing need special structure?
Yes, a goalpost steel arrangement carries the roof where the corner opens up. It is priced in from the start rather than discovered later.
