What your garage could become
Home office, snug, playroom, downstairs bedroom with en-suite for a relative, gym or utility room: an attached single garage converts into any of them. The structure already exists, which is why conversion costs a fraction of an extension. The work is insulation, damp-proofing, a proper floor, replacing the garage door with a wall and window, and connecting heating and electrics.
Integral and attached garages convert best. Detached garages can become garden offices, though services and building regs need more thought.

Planning and regs
Converting an attached garage rarely needs planning permission since the structure is not changing externally, apart from the new window. A few Nottingham estates carry planning conditions requiring garages to stay as parking; we check your address with the council first. Building regulations apply in full and the conversion is signed off with a completion certificate, which matters when you sell.
Frequently asked questions
Will losing the garage hurt the house value?
In most NG suburbs a well-converted room adds more value than a garage used for storage, especially with driveway parking remaining. The exception is roads where parking is scarce; we will tell you straight if that is your street.
Is the floor level an issue?
Garage floors typically sit lower than the house. Raising and insulating the floor is standard, and it is also the chance to fix damp properly and add underfloor heating cheaply.
Can it become a self-contained annexe?
A bedroom with en-suite, yes. A fully separate dwelling triggers planning permission. If family living is the goal we design to keep it comfortably on the right side of the rules.
