What kind of loft conversion suits your house
- Rooflight (Velux) conversion — the simplest and cheapest, where the existing roof already has headroom. From around £25,000.
- Dormer conversion — the Nottingham standard. A flat-roofed dormer adds headroom and floor space, taking a typical semi from cramped attic to double bedroom with en-suite.
- Hip-to-gable — for semis with hipped roofs, building the side up to a gable unlocks a proper staircase and a bigger room, often paired with a rear dormer.
The make-or-break measurement is 2.2 metres from the top of the existing ceiling joists to the ridge. We check it at the first visit; if your roof is marginal there are options, but it is better to know before drawing anything.

Planning and regs
Most loft conversions fall under permitted development, within volume limits of 40 cubic metres for terraces and 50 for semis and detached homes. Building regulations always apply: fire doors, escape windows, insulation and a compliant staircase. We produce the drawings and handle building control from start to sign-off.

Will the stairs eat a bedroom?
Done well, no. The staircase usually stacks over the existing one, costing landing space rather than a room. This is the single most important design decision in a loft conversion.
Is my loft tall enough?
You need roughly 2.2 metres at the ridge to make a conversion comfortable. Grab a tape measure, or we will check properly at a free visit.
How disruptive is a loft conversion?
Less than an extension. Most work happens through the roof from scaffolding, with the household barely affected until the staircase goes in near the end.
